What is Pradhan Mantri Awas Yojana?

We live in a society where income is distributed unequally, this leads to partition in the society based on income and economic status. Some are enjoying riches while some are longing for a roof over their heads and are starving for food.

Pradhan Mantri Narendra Modi launched the Pradhan Mantri Awas Yojana (PMAY) in June 2015. The scheme’s motto is to provide houses to every homeless and the goal is to build around 2 crore houses in urban and rural areas till 2022. Providing affordable houses to the economically weaker sections of the society is the main focus of this scheme.

Moreover, the Indian government allocated Rs. 439.22 billion funds for the scheme to help build houses all over India. Pradhan Mantri Awas Yojana has two major parts – PMAY-U that is Pradhan Mantri Awas Yojana for Urban and PMAY-R or PMAY-G which is Pradhan Mantri Awas Yojana for Rural or Gramin.

What is Pradhan Mantri Awas Yojana Housing for Urban (PMAY-U)?

This part of the scheme deals with the lower-income groups of Urban India. Ministry of Housing and Urban Affairs looks after all the functioning.

The cities that come under this scheme are the ones mentioned in the census of 2011 and areas that fall under the jurisdiction of any state government like the urban development authority and Industrial development authority.

The government-sanctioned around 88 lakh houses for urban areas with an investment of Rs. 5.20 lakh crore. The first phase will cover 100 cities from chosen states and UTs till 2017.

The objective of the second phase is to cover another 200 cities till 2019 and thereafter the third phase will cover the remaining cities till 2022.

What is Pradhan Mantri Awas Yojana Housing for Rural or Gramin (PMAY-R/G)?

The second part of the scheme deals with the whole rural India except for Delhi and Chandigarh. The aim is to provide pucca houses to the homeless and those living in kutcha houses.

It is compulsory for the houses constructed under the scheme to have toilets, piped water supply, electricity connection, LPG connection, and Jan Dhan banking facility. Accordingly, the government has sanctioned to build around 1.83 crores of houses.

Basic features of the Pradhan Mantri Awas Yojana(PMAY)

The Pradhan Mantri Awas Yojana aims to benefit all those who need shelter; the scheme has the following main features –

  • The government provides a subsidy of 6.5% on the home loan interest rate (EWS/LIG) for 20 years.
  • Under the scheme, it is mandatory to provide a house on the ground floor for physically disabled and senior citizens.
  • The scheme promotes the use of eco-friendly materials for construction of the houses by making them mandatory.
  • The government extended the scheme to a large coverage to include the whole urban area in India.
  • Above all, the house must be registered with both the male and female heads of the family; this promotes the fact of women getting equal ownership.

Eligibility criteria set for Pradhan Mantri Awas Yojana  

There are 3 sets of schemes which make people eligible and are based on their income status, housing needs and their presence on the economic strata.  

Economically weaker section or Lower income group (EWS/LIG)

  • You must have an income of up to Rs. 3 lakh per annum but not more than Rs. 6 lakh per annum.
  • The tenure of the scheme is 17th June 2015 to 31st March 2022; therefore one can apply for it anytime during the given time.
  • The repayment tenure of the loan is 20 years at maximum and the age of the applicant must be less than 70 years at the end of the repayment period.
  • As an EWS you can choose a carpet area of 30 sq. mts. and 60 sq. mts. as a LIG.

CLSS for Middle Income Group – I (MIG-I)

  • You must have an annual income between Rs. 6 lakhs and Rs. 12 lakhs.
  • If the loan is more than Rs. 9 lakhs then the subsidy of 4% will limit to only Rs. 9 lakhs of loan and will henceforth not apply to any amount in excess to it.
  • You can choose a carpet area of 120 sq. mts.
  • Although the repayment period is 20 years still the bank can sanction the loan for a period of 30 years if the applicant does not cross the age of 70 before repayment.

CLSS for Middle Income Group-II (MIG-II)

  • You must have an annual income between Rs. 12 lakhs to Rs. 18 lakhs.
  • The subsidy of 3% will limit to only Rs. 12 lakhs of loan and will not apply to any amount in excess to it.
  • Although the repayment period is 20 years still the bank can sanction the loan for a period of 30 years if the applicant does not cross the age of 70 before repayment.

What is the process of applying for Pradhan Mantri Awas Yojana?

To begin with, you must prepare a few things in advance. At first, you need to categorize yourself based on the PMAY beneficiary list as to for which scheme you are eligible.

You need to keep your savings bank account details and Aadhar card details handy at the time of applying. Furthermore, you must calculate your current household income in advance.

Can you apply for PMAY online?

To apply for the scheme online, one must follow the below-mentioned steps –

  1. At first, you need to log on to the official PMAY website: http://www.pmaymis.gov.in/
  2. Next, click on the ‘Citizen Assessment’ option and after that click on ‘Benefits under other 3 Components’.
  3. Now, enter your Aadhaar number in the provided box and then click ‘Check’.
  4. After entering your Aadhaar number, a PMAY application form will open. Fill the form with all the required information like personal, contact, bank account, income, and Aadhaar.
  5. Next, place a tick on the box stating you are aware of any claims, etc. and enter the security captcha and finally click on ‘Save’.
  6. Finally, an application number is shown on the screen; you can save or print it for future reference.

Can you apply for Pradhan Mantri Awas Yojana(PMAY) offline?

It is possible to apply for Pradhan Mantri Awas Yojana offline, you just need to visit a branch of a bank listed under the scheme. You must ensure to carry all the relevant information and documents with you.

What are the documents required for PMAY?

Here is a list of all the required documents to apply for PMAY:

  • Accurately filled PMAY application form
  • Bank account statement (last 6 months)
  • Identity proof (Aadhar Card/PAN Card/ Driving License / Voter’s ID Card)
  • Form 16/latest IT return
  • Copy of address proof
  • Construction agreement with the developer or builder
  • Income Certificate (self-attested) and proof of income (salary slip etc.)
  • Valuation certificate for the property you intend to buy
  • An affidavit claiming that you or your immediate family does not own any house in India
  • Certificate for architect or engineer confirming the cost of construction/repairs
  • Approved plan of construction
  • Receipt of advance payment made for the purchase
  • Architect’s certificate mentioning the fitness of the house
  • Letter of allotment of property/agreement, or other property documents
  • NOC from Competent Authority or any Housing Society
