Patta is a part of the Tamil Nadu Patta Chitta online portal scheme. It is a revenue record of a piece of land. Patta gets issued by the government of Tamil Nadu and is known as the Record of Rights. The document includes several crucial information such as the following:

  • Dryland, also known as punjai.

The primary objective of a Chitta is pertaining to the type of land – Wetland (nanjai) or Dryland (punjai). The word ‘nanjai’ signifies the specific land or area with water bodies such as canals, rivers, and ponds. In addition, the word ‘punjai’ signifies the land that has fewer water bodies.

Both the Patta and Citta gets issued by the Government of Tamil Nadu and in 2015, the government merged the Patta and Citta into a single document with the required information available on the Patta.

Is it important to have a Patta?

The legal heir has the right to transfer the Patta in his name in the event of the death of the owner of the land or property in the absence of the will. In the event of a will by a deceased person, the beneficiary can transfer the Patta in his name with the consent of others. For Instance:  Someone buys a property and gets the registration done. The title of the property gets transferred partly. The government comes up with two types of ownership. The first one is through registration and the second one is through the revenue department.
After registration, the revenue department will be recorded in the property revenue record and issue a document for that (that is patta). Moreover, this patta is the owner entity of the property.
